At this point you probably have been tossing around the idea of selling your home. Why? Maybe you're starting a family, or maybe this is part of your financial strategy. Regardless of the reason, at this stage we will help you do two things:

1. Clarify your reason to sell and objectives
2. Determine your timetable

We will go over the entire sales process, and get you familiarized with documents you will need. We would love to know you personally so usually scheduling a home visit is the best way to start. It is important that we see the property you are selling in order to better assess the situation.
What you get: A presentation to keep and go over, sample documents you will see through the transaction and a punch list of things to do. Coffee is on us.

PRICING STRATEGY

When determining the best price at which to sell your home we consider the following:

1. Comparative analysis of homes sold in your building (if applicable, on your street, on your block and in your neighborhood
2. Data-driven market study of past sales and projected growth in the area
3. How much time you have to sell your home
4. Personal reasons to sell

We call it a strategy because we go over each factor meticulously as well as show you the data so you can make decisions based on our expert advise.

What you get: Net sheet- which will tell you how much money you will make after all expenses

PROPERTY PREPARATION

We know you spent a lot of time decorating your home. It's beautiful! and we love to see how people live. At this stage however, we need to be minimal and prepare the home for a large audience with different tastes so buyers can envision making the spaces their own. Don't worry, we have architectural experience so we will advise on:

1. Repairs and improvements (like painting, refinishing floors, etc.)
2. Staging strategies (Do have furniture to use or do we need to stage?)

We can suggest vendors that can help with anything necessary from painters, to movers to home staging. We got you covered.

What you get: A punch list with action items, a list of vendors, a timeline of when to finish

MARKETING STRATEGY

MARKETING STRATEGY

This is our time to shine and the reason you pick us over everyone else. Depending on the type of property you are selling, as well as the price point, we have developed custom frameworks on which to build the marketing strategy. You can be as involved or hands off as you would like. Our marketing plan consists of 6 stages:

1. Planning (Scheduling, buying media and sync up elements)
2. Development (Conclude what you make say and do)
3. Production (Create marketing pieces and graphics)
4. Distribution (Get content to people through selected channels)
5. Monitoring (See how people are talking about the property)
6. Analysis (Gather data, deliver reports and refine plan)

What you get: Marketing plan in writing, a calendar with marketing schedule, and a copy of all the materials produced

Once we receive offers, we will sit down with you and discuss them in detail, always keeping in mind our initial objective. We always look for offers that are fair. There is no science to making a strong offer so we take a look at two things:

1. Price
2. Terms and conditions

Since offers can be complicated, our goal here is that you understand the full extent of what is being offered. This will ensure that we can arrive at the best outcome for the sale.

What you get: A copy of all offers presented as well as a final package with the offer accepted

At this stage we are going through the sales process. Depending on your transaction, there may be certain things to do to move forward. Here is what we do at this stage:

1. Prepare contract worklist (A list of items the seller has to tend to)
2. Advise on repairs and vendor services (We know people)

Pre-close preparation
We will go over and prepare the documents needed for closing. We will:

1. Coordinate and supervise document preparation

What you get: A punchlist of items you need to do based on the offer accepted, a list of the documents needed at closing

CLOSING

CLOSING

Hurray! We got to the closing table!
This is the final step on the sales process, but we make sure to do the following:

1. Review closing documents
2. Resolve last minute items
3. Complete transaction

The closing date is outlined when a buyer submits an offer and is usually 30 to 60 days after the offer is accepted. All that is left is to do is plan the big move and celebrate!
